Real Estate Investment and Development

Paul has sourced both equity and debt to invest in real estate acquisitions and developments. He has successfully managed a diverse portfolio of holdings, including a 1,000-bed student housing project in Austin, TX, and a 200,000-square-foot shopping center and office space in Secaucus, NJ.

His expertise extends to the management of operations for a real estate investment banking firm specializing in commercial real estate debt and equity raises, restructurings, and programmatic joint ventures. With his extensive experience, Paul has sourced and executed over $400 million of financings and restructurings, meeting the needs of developer and investor clients.

Value-Added Acquisition and Asset Management

Throughout his career, Paul has been responsible for all phases of value-added acquisition opportunities for an entrepreneurial real estate investment company. This includes deal sourcing, underwriting, committee presentations, negotiation, due diligence, and financing. He has effectively asset managed a diverse portfolio, which includes 205 apartments in Manhattan and 530 apartments in Queens, Brooklyn, and Long Island. Paul closely monitored the portfolio, identifying value creation opportunities by addressing illegal rent-regulated tenants and selling units at market value.

He has also actively pursued repositioning air rights in the Grand Central corridor and development opportunities along railroad tracks, particularly in relation to Grand Central Terminal and its associated assets.

In addition, Paul played a key role in financing the redevelopment of a former mall into a mixed-use office and big-box retail property, as well as the rehabilitation and franchise conversion of a 528-room hotel.

Portfolio Management and Financial Analysis

With an extensive nationwide portfolio of net-leased and operating properties, Paul has asset managed over 3,000,000 square feet of retail, office, industrial, multi-family, and hospitality properties. He has effectively coordinated the hiring of leasing agents and property managers, conducted market analyses, and provided recommendations for asset repositioning to directors.

Paul has also played a vital role in creating value for casino assets in Las Vegas and Atlantic City through complex land assemblage processes. His expertise includes providing underwriting support for acquisitions of stocks with significant real estate assets, serving as a lease administrator during portfolio acquisitions, ensuring lease compliance, and establishing a comprehensive tenant monitoring database.
